Most sunniest location in Saas-Fee !

The Hotel Alpenlodge Etoile is located in the sunniest place of Saas-Fee, in the beautiful district "Wildi" (village map no. 42). The quiet and very sunny location is highly appreciated by guests as well as locals and offers a unique unobstructed view on the wonderful mountains and glaciers of Saas-Fee.

Why this is an investment with huge potential

The hotel has built up an excellent reputation throughout Switzerland and beyond which is a huge benefit to other hotels. Many of the ≈ 8000 guests from all over the world are returning clients.


In recent years, the hotel has been run by the owners as a Garni hotel (only breakfast). Offering half-pension to hotel guests or opening the restaurant also to external guests (many apartments closed by) would significantly increase the turnover.


The current owners have kept the opening hours of the summer and winter seasons to a minimum. Longer opening dates would significantly increase turnover. 


So far the hotel was always closed during the entire autumn, although there is a huge demand for hotels in Saas-Fee due to the early opening of the ski area. Opening the hotel during these months would significantly increase turnover. 

Saas-Fee is part of the Magic Pass Cooperation and acts as its flagship destination. More than 160k season tickets (+17%) were sold in 2022/2023 and a great majority wants to come at least once to Saas-Fee. This represents many new clients from Western Switzerland.


In the past, the current owners have offered their services at very fair/moderate prices since profit was not their highest priority. Provided that the quality can be maintained, an increase in prices is definitely realistic and could significantly lead to a higher turnover.

✓ Saas-Fee gains in attractivity and the demand for hotel rooms is constantly increasing, especially in the coming years. Additionally, many hoteliers of the baby boomer generation are converting their hotels into flats due to their age, which leads to a shortage of hotel supply in Saas-Fee. This in turn increases the demand even more and allows for an increase in the price of overnight stays.


✓ Due to climate change, low-lying ski resorts are facing more and more problems and many have to close. Saas-Fee is located at 1800 above sea level and is said to be the most snow-sure ski resort in Europe. Hence, in the coming decades,
Saas-Fee will become even more attractive because of its snow guarantee.


✓ Thanks to the high altitude and the glacier, ski teams from all over the world train in Saas-Fee in summer and autumn (including a majority of the national teams). Cooperations with ski teams could be established (several requests received in the past). 

 

✓ In recent years, a number of international investors have started to invest considerable sums in hotels, apartments and the cable car company. This proves a feeling of great optimism for the future of Saas-Fee.

The neighboring plot of land to the hotel might be acquired as well - must be discussed separately. An extension of the hotel would increase the bed capacity and offer many economies of scale, which would massively increase turnover and profitability

The penthouse flat (currently occupied by the owner's family) could be converted into suites, which would generate additional income.

 

The hotel lies in the sunniest place all over Saas-Fee. The location of the hotel is extremely appreciated by guests. Besides, the bus station is located directly in front of the hotel and brings guests directly to the ski area.

The cost of market entry for a new hotel in Saas-Fee is very high and building up a good reputation and a regular clientele takes a long time. To set up hotel facilities of the kind of the Hotel Etoile would be well above the asking price, even if one was able to obtain the land and then get permission within Saas-Fee to do it. 

✓ Saas-Fee is known as a Global Leader in Sustainable Tourism and even won the European Energy Award Gold in 2021. The village is constantly striving to implement innovative projects to promote renewable energy, energy efficiency and sustainability. Showcase projects of the car-free tourist resort include, for example, the solar district heating network or the 100% supply of Natur-Energie electricity.

In summary – an excellent purchase opportunity with huge potential for good returns in the short, medium and especially the long term!
